MEETING MINUTES

May 21, 2008

 

PRESENT

OPENING

The meeting of the Glenbrook HOA was called to order at 7:00 p.m. on May 21, 2008 by President Judy Hayes. The roll was called and a quorum was established.

 

MINUTES

April read the meeting minutes from the last meeting. Ron motion to accept, Vikki seconded the motion.

 

BUDGET REPORT

Vikki read the budget report. April motioned to accept. Ron seconded the motion.

 

OLD BUSINESS

 

Landscaping – The holly trees were trimmed. They might have escaped the disease with the cold weather we had – time will tell. We are getting bids on landscaping the two end units that weren’t done originally. The sprinkler duration and number of days have been increased due to the lack of rain. Ron will get sod by his unit. We will have the lawn maintenance company spray for the spreading nutgrass weeds which are infested some grass areas. We will ask the maintenance company to stop trimming between the bushes in front of 2224 Andover Circle which opens a path to the street and sidewalk. Scott will check out mold on the side of 2224 Andover Circle.

 

Units 2220 is scheduled for foreclosure on May 29th. The owner owes over $4,000 in back dues as well as attorney fees. If no one buys the property at auction the association will foreclose. The owner will be evicted and we will attempt to recover money owed to the association. The owner has made no attempt to work out a payment plan or even acknowledged that she owes the money.

 

Bathroom –The bathroom doors are fixed and the vents have been replaced.

 

Windows – The window sills have been repainted on many units.

 

Gutter cleaning – Scott recommended a handyman, Eric, who will clean the gutters for considerably less than any of our quotes. He will do the buildings one at a time after hours.

 

 

 

NEW BUSINESS

 

Other –Nikki reported caterpillars in her unit.

 

Recent events – A fire was reported in a unit after the water heater shorted out when the owner was not at home. Damage was contained to the unit. That issue brought up the question of insurance and our liability for outside damage to a unit. Scott will do the research and report back to us at the next meeting.

 

Delinquencies – We have a few delinquencies in association fees, one being a few months. Letters were issued.

Ron motioned to adjourn the meeting, April seconded the motion. Meeting was adjourned at 7:45 p.m.
