OPENING
The Annual meeting of the Glenbrook
HOA was called to order at 7:01 p.m. on May 12, 2010 by President Judy Hayes. The
roll was called and a quorum was established.
MINUTES
April read
the minutes from the last regular meeting. Judy motioned to approve. Ron
seconded the motion.
TRESURER’S REPORT
Vikki read
the financial report. April motioned to approve. Ron seconded the motion.
GROUNDS REPORT
□ Landscaping
wall was repaired. A quote was never given to Ron for rebuilding the retaining
wall with new, larger timbers. The current landscaping timbers are splitting.
Gary will follow up on the quote. Gary will also remind the landscapers to stop
riding the mowers over that area to reduce damage to the wood.
□ The list of
maintenance at the pool area – painting the bathrooms, fixing/replacing the
soap dispenser, cleaning has been proposed.
□ Holly trees
were replaced where necessary. The planting of the new trees was delayed due to
the cold weather which affected blooming.
□ Sod was
replaced in some areas. Unfortunately a few cable lines were cut in the
planting and replacing process. It was noted that you can call Bright House if
their contractors do not do a repair job that is acceptable. The landscapers
are supposed to locate cables before any digging, but that never happens. Judy
has called Bright House about entire community issues before, but was told that
each owner had to call individually since the community does not supply the
cable.
□ Jay needs
to start cleaning the pool weekly now.
NEW BUSINESS
□ Outside outlet at 2224 Andover needs
fixing.
□ Sprinklers were coming on at 7:30 am.
Extra watering was implemented to water the new sod. The zones have been
consolidated so other buildings were affected by the more frequent watering
schedule.
□ An $11,000 CD is coming due for further
action. We will cash it in to pay for landscaping deficit of $7.682. Judy
motioned to approve. April seconded the motion. We have another due in June and
one in November. We will roll those over long-term, even though the banks are
not paying very much at the current time.
□ Cara mentioned that a unit owner’s
roots were high causing a potential hazard. Judy suggested they email her to
get them cut.
□ Cara has found a resource for
electrical work if anyone is interested. They can contact her or Judy for more
information.
□ We
discussed hot water heaters and if a permit is necessary to replace them.
ADJOURNMENT
Ron motioned to adjourn the meeting, Judy seconded the motion. Meeting
was adjourned at 7:39 p.m.
